Shoreview Snow Removal for Commercial Properties

Plowing, walks, doors and docks, cleared for small industrial and office-warehouse sites.

Shoreview Snow Removal, Planned Before It Snows

Shoreview snow removal for a commercial property is a different job than clearing a driveway. A small industrial or office-warehouse site has drive lanes that trucks need early, overhead doors and loading docks that have to open, and walks your staff use before the sun is up. KG Landscape has provided commercial snow and ice removal in the Twin Cities since 2003. Every account starts the same way: our managers learn how your property works, then build a custom service plan long before the first snowfall. Below is how we clear a small industrial site, step by step, using photos from our own commercial snow work. How We Clear a Small Industrial Site, Step by Step

Open the drive lanes first

While snow is still falling, access comes first. Our plow trucks open up the main drive aisles so vehicles can get in and out, then return for the full plow when the storm ends. Service triggers at 1 inch or 2 inches, depending on your operation and your budget, and the open-up trigger is set to your site rather than to a one-size-fits-all number. After the snow stops, service is completed within 12 hours, a guarantee that comes with every commercial snow removal plan.

Clear the walks, aprons and building edges

A lot is only half open if people can't reach the door. We keep sidewalks, aprons, stairs and dumpster areas clear through the whole snow event, using shovels, snow blowers, skid loaders or broom machines depending on the site. Sidewalk crews carry salt with them, and walk-behind spreaders let them treat every stretch of walk without putting down more than it needs. Our de-icing, salting and sanding service covers that part of the job in detail.

Keep overhead doors and loading docks working

On an industrial site, the doors and docks are the point. Dock areas are part of our commercial scope, and the pre-season walkthrough is where we note the overhead doors, docks and tight corners on your site. Where a full-size plow can't fit, we bring compact equipment such as small wheel loaders with box plows and track machines. It is the same approach we describe for office parks in Arden Hills, where the property manager needs a defined standard, not a guess.

Salt to pavement, then stack or haul what's left

Our salting trucks apply pure salt to bring the lot down to pavement. Before a driver heads out, we measure your lot's square footage from satellite images so the right amount goes down. Salt stops working below about 15 degrees, so in deep cold we switch to sand mixed with salt for traction. And when the piles start eating your parking, we stack snow with large buckets or haul it off site so you get those spaces back.

Commercial Snow and Ice Services in the North Metro, Since 2003

Every commercial account starts with a walkthrough of the property. We map the drive lanes, doors, docks, walks and the places snow can safely go, then put it in a customized plan and service-level agreement. You get a dedicated account manager to call during a storm. If you want predictable costs, our fixed monthly pricing means you pay the same rate each month, whatever that month's snowfall.

Already Working in Shoreview

Our crews already know Shoreview ground. At one Shoreview home, water from snowmelt and rainfall was collecting in the back and side yards because the swale was too flat and a berm was trapping water in the side yard. We regraded the yard, deepened and re-pitched the swale so it carries water to the city's culvert, and cut through the berm with a rock bed and boulder edging. That was drainage work, not plowing, and you can read the full Shoreview swale project. The same company that plows your lot can handle commercial landscaping, commercial lawn care and commercial landscape design and installation the rest of the year. We also plow for businesses in nearby Arden Hills and New Brighton.

Shoreview Snow Removal Questions From Commercial Property Owners

  • How soon after a snowfall is my lot cleared?

Service is completed within 12 hours after the snow stops. During a storm, our trucks open up the main drive aisles first so your site stays usable, then return for the full plow, sidewalks included, once snowfall ends. Your service trigger is set at 1 inch or 2 inches, depending on your needs and budget, and the open-up trigger is set to your site. The details go into your service-level agreement before the season starts.

  • Do you clear sidewalks, doors and docks, or just the parking lot?

All of it. A commercial plan covers sidewalks, aprons, dock areas, dumpster areas and stairs, not just the open pavement. Crews use shovels, snow blowers, skid loaders or broom machines depending on the space, and sidewalk crews carry salt so walks are treated after they're cleared. Overhead doors and docks are noted during the pre-season walkthrough so they're part of the plan from the first storm.

  • How is commercial snow removal priced?

It's priced to the property after a walkthrough, because lot size, walks, docks and how often you need service all change the scope. If you want predictable costs, our fixed monthly pricing means you pay the same rate each month regardless of how much snow falls. Every plan is customized to the property and written into a service-level agreement that your account manager walks you through.

  • What do you use when it's too cold for salt?

Salt stops working below about 15 degrees. In that kind of cold we apply sand for traction, mixed with winter salt so the sand doesn't freeze and clump on your pavement. Above that temperature, our trucks apply pure salt to bring the lot down to bare pavement, and sidewalk crews use walk-behind spreaders so the walks get exactly what they need and no more.

  • Where does the snow go when the lot fills up?

Over a long winter, snow piles can quietly take over parking spaces. We stack snow on site with large buckets to win that room back, and when there's nowhere left to put it, we haul it off site so you get your spaces back. Where snow can go safely is one of the things we map during the walkthrough, so the plan accounts for it before the first storm.
